Secondary Investment
Aviva Investors is a discreet and fast moving buyer of secondary interests in private equity real estate. We look at opportunities of all types and in all locations across Europe, the Americas and Asia.
The private equity real estate secondary market offers opportunities to acquire specified assets that are well advanced in the investment program. A secondary transaction involves the purchase of one or more limited partnerships or similar interests from the original investor, providing that investor with liquidity.
Although our requirements vary from portfolio to portfolio, we provide expertise in the following types of real estate opportunities:
- The acquisition of interests in commercial real estate funds or limited partnerships through secondary transactions
- The recapitalization of private equity real estate joint ventures
- Special situations involving private REITs (Real Estate Investment Trusts), private real estate operating companies and real estate securities
- Co-investments into real estate joint ventures with managers that meet stringent requirements in property and portfolio acqusitions
Acquisition Criteria
The following types of opportunities are preferred:
- At least $10 million in outstanding equity value, however we will consider other opportunities.
- Seasoned portfolios that have been established for two to seven years, where part or all of the strategy has been executed. However, we will also consider less-seasoned portfolios with unfunded commitments.
- No limitation of property type or geographic location.
- Purchases may be structured as all-cash or on a structured settlement basis.
